The villa
This modern villa sits in the hills above Veyrier-du-Lac, on Lake Annecy's sunny side, 600 m on foot from the lake and beach. The ground floor has a welcoming entrance, comfortable living and dining areas and a fully equipped open kitchen. Upstairs are two bedrooms, one with lake views; a third opens onto the garden. A partly covered terrace offers lake views and a plancha, while the private heated pool has a safety cover and sunny terrace. Village shops and restaurants are nearby, with water sports 800 m away on foot. A cycle path leads to Annecy; paragliding, riding and golf in Talloires are within 5 km. Two adult bicycles are available. The upstairs bedrooms have a summer cooling system. Please note: the owner's son may occasionally occupy the garden level, and a separate studio stands behind the villa. A lightly used road below the house can be heard from the terrace; the speed limit is 30 km/h.
